We were approached by an accountant in Maryland looking to put a new office building on an existing lot right in the middle of a busy well trafficked downtown neighborhood.
Since so many of our homes end up being put in place in established walkable neighborhoods the opportunity exists to use the same basic structure for a new office or retail shop upgraded to include code requirements for office or commercial.
We have taken our 24 foot (width) model as an example which can be 32 feet in depth (Family model) or 42 feet in depth (Easy Living & Double Double models) to create 750 to 1,000 sq. ft. per floor. Those dimensions can be modified to fit your parcel.
As a two-story structure it can have an internal staircase where both floors are used for the same business. If the desire is separate businesses on each floor the plan can be modified for a common front entrance or a front entrance for the first floor and rear entrance for the second floor. That latter configuration could also become an apartment over retail.
Since these models have no interior supporting walls the interior layout can be quite flexible.
Our efforts with R.O.C.C. = Rebuild Our Coastline Consortium currently include retail uses for these models producing new replacement buildings that are super efficient and shore-worthy.
