And, if you have a big heart, maybe there’s a place for someone that not only needs a place to live but needs a bit of care and attention. ADU’s bring people together. Even if it’s not your granny.
Who Said Two Can’t Fit ?
We’re talking about two homes on a single-family lot. If your property has room for a detached garage in a rear or side-yard then you have room for what’s called an ADU – that’s Accessory Dwelling Unit. They are called different names like cottages, carriage houses, granny flats or something as basic as the rear apartment. Whatever the name, ADU’s on single family lots are growing in popularity as towns across America change their zoning to accommodate this style of housing.
As the cost of housing keeps going up we all know of someone that could benefit from a lower cost form of housing. An ADU ia the answer to that dilemma. A cottage in your backyard just might be what’s needed for a parent, sibling, young adult or even a stranger that’s not related.
The SOCO market segment (Single Or Couple Occupied) has been ignored by cities, planners and builders. In many locations SOCO households now outnumber homes with children yet towns keep approving and builders keep building 4 & 5 bedroom houses. Go figure.
SOCO households are the ideal demographic for most any community. They spend a lot locally which gives added support to shops in town while requiring the least amount of local infrastructure support. SOCO households don’t require added classrooms, ballparks or daycare centers. No kids = No problems. From an owner’s perspective, towns keep raising property taxes and ADU’s provide a homeowner with added revenue to help pay those taxes.
